What We Wish We Knew

The Garden Ridge guide we wish we had

My family and I live here. This is the honest, neighborhood by neighborhood rundown on HOAs, lots, septic, taxes and growth, built with the people who live on these streets.

Why we are all here

In 1972, about 200 residents voted to become a city so they would not have to live by San Antonio's or Schertz's rules. Garden Ridge was built on the idea of controlling growth.

It was the first new town in Comal County in 127 years. Half a century later, the same question still drives every council meeting and every coffee conversation: how much growth is the right amount?

The neighborhoods

Every neighborhood, side by side

Most guides list six neighborhoods. The county map shows about 25. Here is what public records and listings confirm so far. Tap any neighborhood for the full profile.

    Still filling these in

Public sources are thin here, so we are pulling MLS and county records and asking neighbors directly. Live in one of these? We would love your take.

    Property taxes

Taxes are about the same on every street in town

Inside city limits, every neighborhood pays the same combined rate, about 1.72% of taxable value. What really changes your monthly cost is HOA dues, lot size and septic upkeep.

2025 tax year rates. The city adopted 25.4 cents for fiscal 2027 (Focus on San Antonio). Homes in the ETJ outside city limits do not pay the city rate.

A rough estimate only. The homestead option applies the state $140,000 school exemption and Comal ISD's extra 20% local exemption. Over 65, disability and county exemptions are not included. Check your exact bill with the Comal Appraisal District.

    How we compare

Garden Ridge next to the places buyers also tour

Fair Oaks Ranch is our closest match on price. Shavano Park and the Dominion run about 35% to 40% higher. Boerne, Bulverde and New Braunfels look cheaper citywide because those numbers mix in many smaller, newer production homes.

Where would you rather live, and why?

Garden Ridge or Fair Oaks Ranch? Acreage or a shorter commute? Tell us. We read every reply.

Three things other guides get wrong

"Garden Ridge has no city property tax."

The city levies about 24.6 cents per $100, rising to 25.4 cents for fiscal 2027.

    City of Garden Ridge

"Kids go to Canyon Middle and Canyon High."

The city lists Garden Ridge Elementary, Danville Middle and Davenport High.

City of Garden Ridge schools page

"Wild Wind and Trophy Oaks have no HOA."

Both are gated, and listings show mandatory HOA dues of roughly $1,000 to $1,600 a year.

Is Garden Ridge growing the right way, too fast, or not enough?
